CARAT 1 is made up of two buildings (1A and 1B) and has a surface area of around 20,000 m² of office space on 9 superstructure floors and 5 infrastructure levels.
Pre-project context :
The old installation was based on Trane and Distech Controls PLCs using the LonWorks protocol to manage the terminal units. The electrical and HVAC systems are managed by Honeywell and Wago PLCs, also using LonWorks, with obsolete Trane Tracer Summit supervision.
Solutions and evolutions implemented :
As part of the current renovation project, ATEMIA has been chosen to manage the BMS and CFA work packages, with the task of supplying, installing and integrating the new equipment.
– Servers and operating stations: ATEMIA plans to install an acquisition server and an operating station for each building. The EC-Net 4 PRO solution, combined with Space Dynamix from Distech Controls, will be used to manage the partitioning, while the multi-station supervision of the buildings will be provided by PcVue, from Arc Informatique.
– Interconnected BMS network: Redundant fibre switches with underground links will be deployed to connect the two buildings, ensuring continuous, secure communication on the BMS network.
– HVAC and lighting management: Multi-trade management (HVAC, lighting) will be deployed via BACnet/IP gateways. This will make it possible to manage lighting module extensions, Bluetooth Low Energy (BLE) multi-function sensors and BLE remote controls. This involves deploying processes between the Distech Controls PLCs supplied and the Daikin VRVs installed by the HVAC package, with the aim of unifying multi-business operation through a single BMS remote control, for the comfort of occupants.
– Replacing PLCs: The replacement of PLCs in the divisional switchboards and general services (AHU, plumbing, low-voltage main board, etc.) is planned to optimise the performance and reliability of the systems.
– Weather stations: Installation of weather stations for better climate management.
Complete, integrated equipment management: More than 1,000 active devices will be installed, mainly from Distech Controls, to ensure effective centralised management.
– Optimisation of energy consumption: To better manage energy consumption and comply with current regulations, ATEMIA plans to deploy hundreds of communicating meters (Modbus, M-Bus, LoRa), whose data will be processed using Inneasoft’s AREE Building software.
